Websites and sales tools for property developers

A residential developer sells a product that often does not exist yet. The website has to make an unfinished building tangible — which apartment, which floor, which view, when it will be ready and how to pay — and then pass a qualified lead to the sales office. For developers with several projects, it also has to build trust in the company itself.

In short

In short

  1. 01

Interactive apartment selection — building, floor, layout — is the centrepiece of a developer's website.

  2. 02

Availability and prices must come from the sales system, so the site never shows a sold apartment as available.

  3. 03

Construction progress updates with dated photos and videos are one of the strongest trust signals.

  4. 04

Payment options, including instalments and mortgages, should be explained clearly on the site.

  5. 05

Leads go straight into the CRM with the apartment and the source; the sales office follows up quickly.

Overview

The project website

Each residential complex usually gets its own site or section, with:

  • Location and surroundings: map, transport, schools, shops, parks, travel times.
  • Architecture and amenities: what makes the complex worth choosing — courtyard, parking, security, commercial floor.
  • Apartment selection: an interactive facade or plan where buyers choose a block, a floor and an apartment, then see the layout, area, orientation and status.
  • Construction progress: monthly updates with dated photos, drone video and the current stage.
  • Documents: permits and project documentation, as your legal team advises.
  • Payment options: full payment, instalment plans, mortgage partners, explained plainly.

Apartment selection and availability

Buyers want to see what is actually available. We connect the selection tool to the source of truth — the developer's CRM or sales database — so that when a sales manager reserves or sells an apartment, the website updates automatically. Filters by rooms, area, floor, price and view help buyers narrow down quickly.

The company website

For developers with several projects, a corporate site builds trust in the company: completed projects with photos and delivery dates, current projects, the team, news, and contacts of the sales office. Buyers who were disappointed elsewhere check a developer's track record carefully.

Leads and the sales office

  • Every enquiry carries the project, the apartment (if selected) and the source.
  • Leads are assigned to sales managers and tracked through stages: first contact, visit to the sales office or show flat, reservation, contract.
  • Buyers who did not decide receive useful follow-up: new floors released, progress updates, changes to payment options.

See CRM integration. With end-to-end analytics, advertising is judged by reservations and contracts, not by form fills — important in a category where leads are expensive and cycles are long.

Languages and foreign buyers

Some projects attract buyers from abroad or from the diaspora. English and Russian versions, with clear information about the buying process for foreigners, widen the audience. See multilingual websites.

Advertising

Developers often invest heavily in advertising. Meta and Google campaigns, video and display should all lead to specific landing pages — a layout type, a promotion, a payment plan — with tracking that follows leads to the sales office. Housing is a special ad category on Meta, which limits targeting options.

What to measure

  • Leads by project, apartment type and channel.
  • Conversion to visit, reservation and contract.
  • Cost per reservation and per contract by channel.
  • Apartment pages with many views and few enquiries.

FAQ

Frequently asked questions

Should each residential complex have its own domain?

It can, especially for large projects with their own brand. Keeping projects as sections of the developer's main site concentrates search authority. Both approaches work; the choice depends on marketing strategy.

Can we show prices on the website?

Many developers show starting prices or prices per apartment; others show them on request. Showing prices reduces unqualified enquiries; the decision depends on your sales strategy.

How often should construction progress be updated?

Monthly is common. Regular, dated updates matter more than frequency — a page last updated six months ago raises questions.
